Tampa Bay - probate, realtor turnovers, downsizing
Estate Cleanouts in Tampa Bay
Quick answer
We handle whole-property estate cleanouts across Tampa Bay - probate, realtor turnovers, and downsizing into assisted living. We ask what stays and what goes, keep it discreet, and move fast once you give the word. Most full properties run the $450 to $600 trailer tier, with a second pull at the same rate if the house needs it.
We know it is not just stuff
Clearing a parent's house or handing an inherited property back to the market is a hard day. Ben has done enough of these to know the job is half hauling and half being someone easy to have in the house on a rough afternoon. Same guy on the phone, same guy on the driveway.
Tell us what matters and what needs to disappear. We set aside anything the family wants kept, load the rest, and leave the property swept and ready for the next step - a listing, a closing, or just a clean slate.
What clears out of a property

County rules apply (Hillsborough, Pinellas, Manatee, Sarasota, Pasco, Polk). Not sure about something in the house? Call and we will tell you straight.
Realtors, executors, property managers
If you turn over Tampa Bay properties for a living, you need a hauler who shows up on the date, works off a lockbox, and does not need hand-holding. Give us the deadline and the access plan and we clear the house without you standing in it.
Most of our estate work is repeat business from the same handful of agents and estate handlers. One number, one operator, straight pricing off a walk-through. Call and we will set up how you like to work.

Common questions
How fast can you clear a full house in Tampa Bay?
Most full-property cleanouts are a same-day or one-day job once we are on site. A packed house can be a full trailer plus a second pull, which we schedule back to back so the property is clear quickly. If you are working against a closing date or a move-out deadline, tell us the date and we build the job around it.
Can you work with a realtor or executor timeline?
Yes. A lot of our estate work comes from realtors, executors, and property managers who need a house empty before a listing photo, an inspection, or a closing. Give us the deadline and the access plan - lockbox, gate code, whoever is meeting us - and we handle it without you having to be there for every load.
What does a full-property estate cleanout cost?
It is priced by volume, the same as any haul. A partial cleanout runs $300 to $450 for a half to three-quarter trailer; a whole-property clearing is usually a $600 full trailer, with a second pull priced at the same rate if the house needs it. You get the number before we start, off a walk-through or photos, so there are no surprises during an already stressful time.
Do you donate or recycle usable items from an estate?
Where it makes sense, yes. Appliances and electronics we route to local recyclers when we can, and genuinely usable furniture can often go to a donation drop instead of the landfill. We are a hauler, not an estate-sale company, so we do not appraise or sell items, but we are glad to set aside anything the family wants kept before we load.
Where we clear properties
Home base is Tampa. We handle estate and downsizing cleanouts across the Tampa Bay metro: Brandon, Riverview, St. Petersburg, Clearwater, Lakeland, Sarasota, and Bradenton. Brandon and St. Pete send us a steady run of estate and snowbird turnovers.
